    How are all our furriest friends spending their summers? They’re making splashes in the pool, chomping down on yogurt-berry pupsicles, and showing off their most festive 4th of July outfits! This summer, I’m working with my pups on their comfort levels near the water. We’re making progress! Emmy and I are graduating this weekend from the pool and are going on a little paddle boarding adventure to the lake by our house. Emmy has always hated getting wet, so she’s come a long way.

    Rate Hikes Aren’t Hitting the Economy and Stocks Are Holding up: BofA

    • Many businesses and consumers are locked into low-cost debt, insulating the economy from rate hikes, BofA says. 
    • The economy will slow “meaningfully” when rate hikes are ultimately felt, but it won’t bring a recession.
    • Stocks can still do well as rates rise and interest rates still aren’t that high relative to history, BofA notes. 

    The Federal Reserve has briskly raised interest rates to rein in red-hot inflation brought on during the pandemic, and investors have been on edge trying to assess the impact of the central bank’s efforts. 

    But through it all, GDP numbers have come in hot, consumer spending has been strong, and the job market is showing few signs of weakening. 

    For those who are confused about why the economy has been able to weather the swiftest rate hikes in 40 years, Bank of America analysts say it’s due to the long period of abnormally low-interest rates following the Great Recession that only ended in March 2022 when the Fed embarked on its inflation fight.

    That’s also why the outlook for equities isn’t as ominous as many forecasters say — rates may feel high, but they’re still pretty tame relative to history. 

    “A key reason for resilience is the relatively slow transmission of interest rate increases to the real economy, as a large share of households and businesses have locked in low borrowing costs and don’t yet need to roll over their debt,” analysts Aditya Bhave and Mark Cabana wrote in a note published Wednesday.

    The Fed kept rates near zero following the 2008 crisis in order to stimulate economic activity. Both households and corporations got used to ultra-low-cost debt, making the current run-up in rates feel more painful.  

    But many borrowers are still locked into loans they signed when interest rates were low, so they haven’t had to take on those higher costs yet. 

    While the impact of higher rates has yet to be felt fully, the BofA analysts say it won’t spark a recession when it does hit. 

    “Looking ahead, we expect the economy to slow meaningfully in the coming quarters as higher front-end and long-end rates take their toll on credit conditions. However, we think there is enough momentum in the economy to avoid an outright recession.” they said.

    It’s a similar story for the stock market, which has been pressured by rising interest rates since the Fed began hiking borrowing costs. 

    But again, the abnormally low-rate period prior to 2022 is a reason why the outlook for the stock market isn’t all that bad. While the spike in rates is expected to ripple through the economy and weigh on corporate profitability, BofA analysts say there are important “nuances to consider.”

    “Rates are not excessively high, they just feel high relative to a decade of ZIRP (zero interest rate policy),” the analysts wrote. “Zero was too accommodative in 2021, and 5% is closer to average rather than ultra-high.”

    So while investors may be fretting over how and when rate hikes could impact the market, the period of rising interest rates since March 2022 is more of a return to normalcy. 

    The frenetic bond market has also been a concern for investors as Treasury yields have been rising on expectations of tight Fed policy. That’s because when bond yields rise, they give investors an attractive way to get solid, nearly risk-free returns relative to equities. 

    But when accounting for inflation, real yields haven’t risen enough to truly dent the stock market’s competitive edge, the analysts argue. 

    “10yr [Treasury] real yields today of 2% to 3% based on break-evens are below average and not particularly competitive with equity returns,” they said. “Our valuation framework suggests price returns of 6%, or ~8% total returns per annum over the next 10 years.”

    There are many variations of canine tumors and not all are created equal. Some tumors are less problematic for dogs, while others risk spreading throughout the body. Understanding common types of tumors, how they present and are treated, and symptoms to watch for, is essential in early treatment and intervention.

    Two main types of dog tumors

    Tumors are characterized as either benign or malignant:

    Benign tumors are noncancerous tumors that will not spread throughout the body.

    Malignant tumors are cancerous and have the ability to spread cancer throughout your dog’s body. Early intervention is a key component to treatment and recovery.

    Oral Melanoma

    Common tumors in dogs include:

    • Lipoma.Benign, fatty tumors that tend to be soft and mobile (not attached to your dog’s body wall) and range in size.
    • Mast cell tumor (MCT). Malignant tumors that often look like warts or bug bites and can change in size. MCTs are most commonly seen in Boxers, Boston Terriers, Bull Terriers, and Pugs.
    • Papilloma.Wart-like, viral tumors that typically appear in or around a dog’s mouth. Papillomas are benign but contagious between dogs and are typically characterized as whitish masses with cauliflower texture.
    • Histiocytoma. A fast growing, benign tumor typically found in young dogs. These tumors are known for infection and ulceration, however tend to resolve on their own with time.
    • Hemangiosarcoma. A highly malignant tumor stemming from blood vessels. This tumor often affects the liver, skin and spleen and commonly impacts senior pups.
    • Osteosarcoma. Malignant tumor of the bones, osteosarcoma causes significant pain, often affecting a forelimb.
    • Melanoma. Malignant tumors often found in the oral cavity of dogs and can be very aggressive. There is now a melanoma vaccine available to dogs diagnosed with this tumor!
    • Sebaceous gland tumor. Raised nodules that originate from sebaceous glands. In rare cases, sebaceous cysts become malignant. Remember that no tumor should go unmonitored or forgotten!

    Symptoms

    Dog tumor symptoms will vary greatly depending on many factors and may include:

    • Visualizing a lump or bump
    • Limping
    • Pain
    • Low appetite
    • Difficulty eating
    • Vomiting or diarrhea
    • Coughing
    • Weight loss

    If your dog shows any of these symptoms, visit your veterinarian.

    Diagnosis

    The most common ways to diagnose dog tumors include:

    • Fine needle aspirate (FNA). A fine needle aspirate (FNA) involves collecting samples of cells from your dog’s tumor using a needle and syringe and viewing these cells microscopically.
    • A biopsy involves collecting and submitting a small amount of the tumor for pathology review. A biopsy reveals detailed information about the tumor and can help to stage malignant tumors.

    Your veterinarian may recommend additional testing such as radiographs, abdominal ultrasound or a lymph node biopsy.

    Treatment

    Treating malignant tumors may include:

    • Surgical removal
    • Radiation
    • Chemotherapy
    • Palliative or hospice care

    Treating benign tumors may include:

    • Surgical removal
    • Managing infection
    • Lifelong monitoring

    Early detection at home

    Benign tumors should remain closely monitored by you and your veterinary team. If changes occur in size, shape or consistency, have them reassessed. Regular exams by your veterinarian are key in finding tumors less visible to the naked eye.

    Early detection of malignant tumors often happens at home. Regularly massaging your dog can help you keep tabs on current and new tumors. Monitor changes in your dog’s everyday behavior and listen to your gut. You are your dog’s biggest medical advocate!

    English practice Delve Architects has used joyful colours and natural, tactile materials to outfit a newly established kindergarten by the River Thames in east London that can be accessed via boat.

    The Nest daycare centre is part of a wider housing development in the Royal Wharf area, occupying a commercial unit at the base of a 19-storey housing block.

    As a result, the primary challenge was to bring the towering newbuild space down to child scale and make it feel more homely while forging a greater connection to the riverfront.

    “We wanted to create a calm, nurturing but playful space that reflected the values of the nursery,” Delve Architects co-founder Alex Raher told Dezeen.

    “Their ethos is for children to have a positive learning experience through a healthy relationship with the environment around them and a connection to the outdoors.”

    To boost the internal floor are, the studio installed a new mezzanine with a bespoke, powder-coated metal staircase that rises through a double-height space defined by a series of arched timber fins.

    These maple-veneered arches – each around 4.5 metres tall – were conceived by Delve Architects to subdivide the space, creating zones without physical barriers.

    “We wanted to connect the spaces visually and physically between the mezzanine and lower level, and to soften the hardened edges of the space,” said Raher.

    The arches are formed from a series of fins that merge into benches and individual seating as they approach the ground.

    “The grand scale of the arches for a small child could feel overwhelming, so we brought this down into child-height seating, benches and joinery to play with the scale and make it more familiar to them,” said Raher.

    “The material flows seamlessly between the two levels and creates a natural material palette that the children could recognise and read through different heights and spaces.”

    The arches also span over the main staircase, where Raher says they suggest a canopy of trees.

    “We wanted it to be a centrepiece that was exciting, functional and exploratory, almost like a meandering joinery up to a treehouse-style level on the mezzanine, through a network of arches and branches on the way,” the architect explained.

    “One of the first concepts we explored was the treehouse idea, developing ideas around the nursery name The Nest and how we could bring a playful part of nature into the design.”

    Given its inner-city location, the nursery is fortunate to have a large garden overlooking the riverfront, which is connected to the nursery via a double set of six bi-folding doors.

    The external fencing was designed by Delve Architects “to merge with the rhythm of the existing tower’s balconies” and powder-coated in a matching colour.

    “We wanted to celebrate the connection to the outside space, the riverfront location and the child-height views from the mezzanine to the water, as it was unique to the space and to the nursery setting,” said Raher.

    “Children can arrive and parents can commute using the river boat directly outside the nursery. The new pier designed by Nex Architecture is a beautiful backdrop to the site.”

    To cope with the demands of a nursery setting, materials and finishes are resilient as well as being natural and tactile. Among them is recycled and recyclable Marmoleum flooring, maple-veneered joinery and low VOC paint.

    A colour palette of soft muted shades helps to create a homely atmosphere inside The Nest.

    “This palette works better than bolder primary colours, as these create too much visual noise for younger children,” Raher said.

    A panel of dark teal blue creates a datum line around the walls, designed to be “resilient to little fingers” while making the tall spaces feel more relatable to children.

    “We always try to design from a child’s perspective, putting ourselves at that level, quite literally in some cases,” Raher said.

    The soft blue of the flooring gels with the tones of the pale maple veneer and the matt pink that wraps around the ceiling and upper walls, covering almost the entire mezzanine.

    “It both draws your eye upwards but also manages to change the scale of the space,” said Raher. “In some areas there is a five-metre ceiling height, so we wanted to break this up visually.”

    “The services for heating, cooling and ventilation were also left exposed, giving a little insight for children to explore and imagine what they could be – a network of intriguing forms and geometry running through the nursery.”

    Other kindergartens that hope to forge a greater connection to nature include this English nursery by Feilden Clegg Bradley, which makes use of natural materials to reflect the surrounding woodland, and a timber kindergarten extension in Austria by Bernardo Bader Architekten.

    A 5-year CD is a type of savings account with a fixed interest rate. With a 5-year CD, you’ll deposit your money for 60 months. Once your term ends, you’ll have the option to renew the CD or close the account and withdraw your money.

When choosing the right term for you, start with how you’re going to use the money, and when. Here are some general guidelines to help you create this eco-friendly and relaxing skin care ritual in your own bathroom. 

    Step 1

    Start by cleansing your face. You want all oil, dirt and makeup gone to prevent them from seeping deeper into your skin as you steam.
